Day-to-day operating brief
What Mortgage Advisor work looks like in practice
A Mortgage Adviser assesses customer needs and recommends mortgage products within the firm's permissions and lender access. Terms should cover identity and income evidence, affordability, credit information, deposits, property and term needs, product research, suitability, fees, insurance referral boundaries, vulnerable customers, applications, lender contact, targets, client ownership, complaints, supervision and ongoing competence. Affordability assessment should reflect committed expenditure, foreseeable change and the actual term rather than the maximum amount a system will accept. Product comparison must include fees, incentives, reversion terms and meaningful features. If information changes before offer or completion, the adviser should reassess its effect instead of assuming an earlier recommendation remains suitable. Deposit source, gifted funds, property use and expected occupancy can affect lender criteria and should not be treated as administrative details after recommendation. Where an application is declined, explanations must remain within confirmed lender information and avoid coaching a customer to reshape facts for another submission.
