Day-to-day operating brief
What Mortgage Advisor work looks like in practice
A Mortgage Adviser assesses client income, expenditure, credit commitments and property plans before recommending suitable mortgage products within authorised permissions. The role handles identity, bank and health-related protection information and liaises with lenders, valuers and conveyancers. Terms should define advice scope, lender panel, supervision, competence, fact-finds, affordability evidence, fees, commission, targets, complaints and conflicts. Affordability evidence should show the figures available when advice was given, including declared commitments, foreseeable changes and any lender-specific treatment. Product comparison needs to preserve excluded options and the reason they were unsuitable, rather than documenting only the recommendation. When circumstances change before completion, the adviser should reopen the relevant assessment and record revised disclosure, fee or commission information instead of assuming the original fact-find remains current. Lender criteria can change between recommendation and application, so the adviser should date evidence and explain any revised product choice. Introducer relationships must not distort suitability or obscure who provides advice, receives remuneration and handles complaints. Case handover should identify outstanding lender conditions, valuation issues, protection discussions and deadlines, ensuring absence cover does not mistake an offer for completed lending.
